Stage 1 Pre-Design Services & Feasibility

Client requirements and gathering of information

• Assist Client in site requirement and constraints
• Consult with local authorities and submit Pre-Application
• Identify building constraints, easements, covenants, surveys etc.

Stage 2 Concept Design & Scheme Development

Preparation of design ideas that address the Client’s brief and relevant local authority requirements.

• Prepare environmental, conservation and context studies
• Prepare sketches, diagrams and other information to communicate the conceptual idea(s)
• Undertake preliminary selection of materials
• Advise on the need for other consultants, i.e Ecology, Contamination
• Prepare Developed scheme after client discussions
• Prepare CGI modelling
• Evaluate sustainability and energy consumption issues

Stage 3 Design Development & Planning Submission

Developing the design to allow for submission to the relevant local authorities for planning consent and /or Listed Building Consent.

• Prepare outline specifications
• Prepare plans and elevation drawings
• Prepare sections and context models
• Prepare final CGI Modelling
• Prepare schedule of accommodation 
• Review design against budget and coordinate
• Submit all relevant documents, drawings and reports to LPA

Stage 4 Technical Design & Building Regulations

This stage involves the preparation of construction drawings and specifications.

• Coordinate and integrate the work of others, i.e. structural engineer, SAP assessor
• Prepare a technical suite of drawings to allow approval of building regulations
• Prepare Mechanical, Electrical and Plumbing schematic diagrams
• Collate and Submit Building Regulations for Approval & Monitor the application progress

Stage 5 Procurement & Tender

This stage involves putting the project out to tender and contract administration procedures:

• • Assist Client in determining the preferred tendering process
  • Prepare specifications in accordance with the drawings and the Client’s requirements
  • Provide recommendations to the Client on the preferred method of building contractor
  • Issue relevant documents to the prospective contractor(s)
  • Obtain and appraise tenders
  • Consult with Client regarding building contract
  • Prepare and issue draft contracts, client and contractor to sign building contracts 

Stage 6 Contract Administration and Observation / Construction

This stage involves the administration of the building contract up to practical completion.

• • Make periodic site visits and report on the time, cost and progress of the project
  • Respond enquiries
  • Provide the contractor with technical assistance
  • Review and comment on contractor input
  • Assist Client in obtaining and reviewing contractor claims for extensions of time and additional costs
  • Instruct the contractor with regards to rectification of defects
  • Assess, determine and issue notice of practical completion

Stage 7 Post Construction Services / Defects Liability Period

This stage involves reviewing the work after completion for any omissions and/or defective work or materials.

• Instruct the contractor with regards to incomplete work and rectification of defects after a 3-month period
• Assess, determine and, when required, issue notice of final completion
• Provide feedback form and close out

Additional Services

This section allows the Client / Architect to list any additional services that the project requires

• • Assume Role and duties of Principal Designer under the CDM regulations 2015
  • Carry out SAP Assessment and produce EPC
  • Liaise with local authority, provide additional information and adaptions on request
  • Prepare and discharge any relevant planning conditions
  • Plan and specification check from third party suppliers
  • Issues relating to the Party Wall Act
  • Issue Professional Consultant Certificate (PCC) (cost on request)
